The term 'Home Watch' is used to refer to Absentee Homeowner Inspections, Unoccupied Residence or Property Inspection Services. These services are designed for second home owners and rental property owners who are away from their properties, for example, in another city or state, for extended periods of time.
Home Watch is a valued service that provides assurance and protection for your home or property through regular on-site inspections. During these visits, a Home Service Manager will look for signs of damage or danger, both immediate and potential.

BELOW IS OUR MAIN PROPERTY WATCH SERVICES OFFERED
- Safety & Security Checks (signs of forced entry/ensure that all doors and windows are locked to help guard against break-ins)
- Curb Appeal (Remove door hangers/papers/fliers and forward the contents of mailbox to client. )
- Check entire property for signs of water leaks, downspouts, structural damage, and check for visual signs of mold and mildew.
- Perimeter Walk (gates, fences, sheds)
- External Junk & Trash Removal Service (removal of all trash, litter, and junk from the exterior of the property.)
- Smoke/CO Alarms (test, compliance)
- Thermostat Check (interior temp/exterior temp)
- Verify A/C/Furnace and water heaters are working properly and not leaking.
- If client has not turned off main water valve, run dishwasher (run on rinse cycle) faucets and flush toilets – inspect for any leaks faucets (sinks, tubs, showers, exterior)
- Refrigerator/Freezers and Garbage disposal (function, seals, leaks)
- Visually inspect for signs of insects/rodents
- Garage (operation, door, motor, openers, etc.)
- Storage Unit Checks (confirmation of security lock in place, check for damages or signs of forced entry)
- Water plants if instructed by client
- Check Electrical panel (lights, switches and bulbs
- Check exterior of single family homes, townhomes, duplex/triplex, if applicable, check condition of pool & landscaping
- Vagrancy Mitigation (notification to proper authorities to assist with the removal of trespassers and/or squatters)
- IMMEDIATE reporting to Client of any abnormalities found. Send an email summary with photos. If any irregularities require immediate attention, client will be contacted by phone while on site.
*We strongly recommend weekly inspections as unattended leaks or damage can lead to much worse conditions without early detection.

- Gutter Cleanout -single story homes only: $45 / property
- Snow removal from driveway, sidewalks & steps: contact for quote.
- Contractor Watch: $25/hour, with minimum of 1 hour.
